Tenant Communication
We act as a point of contact for tenants, respond to day-to-day questions and concerns, and keep you informed when an issue needs your decision.
Maintenance Coordination
We receive repair requests, coordinate with contractors and follow up on the work, helping you stay on top of maintenance without managing every call yourself. When an urgent issue is reported, we coordinate the response in line with the property’s agreed instructions and spending authority, and keep you informed.
Property Inspections
Scheduled inspections help us monitor the property’s condition, identify maintenance needs and provide you with a record of what we observe. Our standard management service includes two inspections each year.
Owner Communication and Records
We keep you informed about concerns, recommended work and decisions that need your input. Property information and records are organized so you can stay connected to what is happening at your rental.
Support that fits your property
Ongoing management provides the day-to-day coordination described above. Leasing and tenant placement, additional site attendance, and the cost of repairs or contractor services are handled separately according to the services you choose and your management agreement. We’ll make the scope clear before work begins.
Rent and Arrears
Rent is paid directly to the landlord; SprucePM does not collect or hold rent. If a payment falls behind, we can follow up with the tenant and keep you informed. Where formal documentation or legal steps are needed, in-house paralegal support is available. We’ll discuss the scope of that work with you before proceeding.
