Finding the right tenant takes more than posting a listing. SprucePM helps manage the leasing process—from advertising and showings through applicant screening and lease preparation—while keeping you involved in the decisions that matter to you.
How the leasing process works
Rental Preparation and pricing
We review the property, discuss the proposed rent and identify any preparation needed before advertising begins.
Advertising And Inquiries
We prepare and publish the rental listing, respond to prospective tenants and coordinate suitable viewing opportunities.
Showings
We coordinate property viewings, answer general questions and gather feedback from prospective tenants.
Applications & Screening
With the applicant’s consent, we review available credit, income, employment, rental history and reference information. Screening materials are shared with you for review.
Tenant Selection
You can remain involved in selecting the successful applicant or ask SprucePM to manage more of the process. All decisions must comply with the Ontario Human Rights Code and other applicable requirements.
Lease Preparation and handover
Once an applicant is approved, we prepare the Ontario Standard Lease, coordinate signing and help organize the transition into the tenancy.
straightforward leasing fee
Our leasing and tenant placement fee is three-quarters of one month’s advertised rent + HST. This includes advertising, inquiry management, showings, applicant screening, lease preparation and signing coordination. Any additional services or costs will be discussed with you before proceeding.
